Terms and Conditions of use

Any booking made with us (“the owner") is confirmed pursuant to the client having fully read and understood the following Terms & Conditions.Any infringement of the conditions below permits the owner or agent to refuse a key ,amend the rental,enforce a fine or immediately terminate the tenancy.The person making the booking must stay in the property and will be held liable and responsible for the conduct of all guests.The premises are let to you for holiday purposes only for the period stated on the confirmation letter for the number of people specified, exceeding this number will render the guest liable to cancellation of booking immediately.

All bookings must be confirmed with a minimum of 50% deposit on booking.A security bond is to be paid with final payment .The balance of rent must be paid no later than 4weeks prior to arrival for the December /January bookings, the balance of weekend ,shoulder or off peak bookings must be paid 7 days prior to arrival , otherwise the booking can be cancelled by us, even if a deposit has been paid.Cheques will not be accepted for rent 7 working days or less prior to arrival.

Our property has a 2 night minimum booking. Refer to the Tariff Table for rates for holiday period.

It is essential that bookings are paid in full prior to arrival or keys cannot be accessed. Payment can be made via PAY PAL-Master or visa card, Cheque, or Direct Deposit or through your own paypal account.

Holiday tariffs apply from December 1st until the end of February.   During this time all properties have a minimum stay of 7 nights unless organised with owner. Check-in time is 2pm on day of arrival and check-out is 10am unless previously organised with owner.

Additional charges will be incurred by the guests for additional cleaning, more guests staying, extra bedrooms being used or damage/breakages.If BBQ is not cleaned a extra $30 fee applies. Garbage bins not put out on the approriate day(see property instructions)which then require removal by agent will incur a fee of $50 for the rubbish removal.Smoking inside the house will incur total bond forfeit.

We will not be held responsible for failure of utilities, essential services or appliances such as electricity and water should they cease to function.  In the event we will make every attempt to contact the appropriate authorities or people responsible in an effort to rectify the problem.Howevere, due to unforeseen circumstances ( eg. having to order parts or non-availability of trade's people ) the immediate repair may be beyond our control.Discounts are not applicable. If you book the property over the phone or internet without viewing in person we cannot be held responsible for any change or miss-description.Guests must accept premises as booked and cannot be relocated.We are careful not to misrepresent our property. NO REFUND IS GIVEN IF YOU ARE NOT SATISFIED WITH YOUR ACCOMMODATION

If any key, lock, security device or other goods belonging to a rental property is lost, payment to repair/ replace the item is the responsibility of the guest. We will debit the credit card/ bond that was given to initially secure the booking.

We reserve the right to cancel your booking at any time if there are reasons which require us to do so. If this happens we will give you a full refund of all monies that you may have paid and we will have no further liability to you.

In the event that any property is damaged maliciously, or beyond normal wear and tear, or in the event that property belonging to the accommodation owner is lost or taken during the course of booking we reserve the right to charge the reasonable cost for repair or replacement of that property to the guest, and in that regard, the guest acknowledges that the charge may be debited from the credit card or charge facility used for payment of the booking.

The tenant indemnifies the landlord against any liability, which may attach to the landlord as a result of damage,injury or loss being personal or propriety suffered by any person where injury,damage or loss has been contributed to or caused by any act or occassion of the tenant or his agent.These conditions are an agreement between the parties.

CANCELLATION POLICY:

Cancellation will incur an administration fee of 20% of the money deposited plus GST if the property is relet for the entirety of the original booking period.If not rebooked the deposit will be forfeited.Cancellations within 7-14 days of arrival will incur the full forfeit of monies paid.
